Plans for 104 new homes in a County Durham village are set for approval.
The application by housing developer Persimonn Homes on land near Cross Lane, Sacriston, is due to be considered by Durham County Council’s planning committee on Wednesday (April 1).
A mix of bungalow and two, three, and four-bedroom homes is proposed for the site despite not being allocated for housing in the County Durham Plan.
But Persimonn Homes said it would improve opportunities for locals to get onto the housing ladder. A total of 16 properties would be marketed to potential buyers as ‘affordable’.

Yet, a total of 13 objections have been submitted against the scheme, raising concerns about road safety, impact on the public right of way, residential amenity, infrastructure capacity, and drainage.
Kimblesworth and Plawsworth Parish Council said: “Many local people struggle to access GP appointments. While it is acknowledged there is a formula for money to follow additional patients, it would seem most likely that additional patients will make the situation even worse.
“Opportunities for patients to register with existing NHS dentists are very rare. A similar concern was raised in relation to local school places.”
Yet, Persimmon Homes said it has listened to residents’ concerns throughout the planning process.
A statement read: “The proposal provides a well-designed, policy-compliant residential scheme of 104 high-quality homes, including a balanced mix of bungalows, smaller homes for first-time buyers, and larger family housing.”

Homes would be arranged along tree-lined streets and overlook open spaces.
