Plans for 120 or 130 homes opposite approved housing site in Pagham

The first – P/30/26/OUT – is an outline application for the land north of Summer Lane with some matters reserved, except access, for up to 120 dwellings, including means of access into the site (not internal roads).

The second application – P/31/26/OUT – is also an outline application with some matters reserved, except access, for up to 130 dwellings including means of access into the site (not internal roads).

Planning statements have been prepared by Ridge and Partners LLP on behalf of Northgate Properties Ltd.

They say: “The application has been submitted at a time when Arun District Council cannot demonstrate a five-year supply of housing. The proposed development represents a suitable and sustainable location for growth, adjacent to the recently approved development schemes in Pagham. The proposed development would be a logical extension to the nearby approved developments and the allocation of Pagham South.

“It is bound by existing residential development to the east, comprising of the recently completed development by Drew Smith Homes and park homes located on Mill farm Estate and Honeysuckle Drive. To the south of the site is Summer Lane, beyond which is land which has recently been granted planning permission for 120 dwellings.”

A central spine road is included in their proposals ‘with units actively overlooking the corners and stretch of this street while framing the public spaces and streets. The development parcels feature accessible private gardens to the rear and present active and attractive frontages to the street’.

“The adjacent development includes a Local Centre with a primary school and convenience store which will mean that residents will not need to rely on travelling outside of the development for the use of day to day facilities, therefore reducing the number of daily vehicular movements to and from the site,” the statement said.

The main access to the site is through the Pagham South development to the south-east, connecting to Pagham Road. There is also a pedestrian/cycle access to Summer Lane.
