Seafront plot with approval for luxury flats and penthouses up for sale

Seafront land with planning permission for luxury flats has been put up for sale.

The plot, in West Hill Road, St Leonards, is on the market for £795,000.

Covering around 0.7 acres, the land has been approved for the development of 27 high-end apartments, comprising a mix of one and two-bedroom units alongside two penthouses.

The agents, Whozoo, have said the land is in a “premier seafront position and capacity to deliver truly exceptional homes in one of the most attractive coastal locations in South East England”.

Final permission was granted on October 1, 2025.

An existing section 106 agreement has been settled and will see funds given out for library improvements, a play area, rights of way, transport and biodiversity monitoring.

The approved development is free from affordable housing obligations.

Additionally, the seller intends to build ten five-bedroom luxury semi-detached houses on the same site.

The site, which was home to two separate large houses before the 1990s, is now an undeveloped plot of grass and heathland, bordered by hoarding and fencing along the road front.

The planning application for the flats saw six formal objections lodged against it.

Concerns included the possible discomfort to nearby residents and the loss of the existing green space.

Five letters of support were also submitted.

The Zoopla listing says residents will enjoy “expansive and uninterrupted sea views, providing a unique setting to create an extraordinary luxury scheme”.

The new development is near West St Leonards train station and St Leonards Warrior Square Station is 0.5 miles away.
