Former Eastbourne care home with potential sold auction

St. Margarets at 99 Carlisle Road was among 187 lots across southern England in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Auctioneers,

Offered jointly with Leaper Stanbrook, it was listed with a freehold guide price of £950,000 to £1,000,000 with vacant possession at the firm’s auction which ends on Thursday 26 March.

However, the property sold prior to the auction taking place.

Senior Auction Appraiser and Auctioneer Richard Payne said: “I was not surprised to see an early sale regarding this rare opportunity to acquire a detached Edwardian dwelling comprising more than 780 sq m of accommodation over three floors in the sought-after Meads location of the town.

“The property was formerly used as a care home and retains many of the original features – as well as having consent granted to reinstate it to one of Eastbourne’s finest and most important private homes.

“Planning permission was approved by Eastbourne Borough Council for a seven bedroom property with five reception rooms which generated strong pre-sale interest from builders and developers.

The property is located in the heart of the Meads village close to comprehensive local shopping facilities and amenities with easy access to the South Downs National Park and excellent road links to Brighton, Hastings and the surrounding areas via the nearby A27.

There are good sized south facing landscaped gardens to the rear with a double garage with driveway and off road parking to the front. The site extends to 0.19 hectares (0.47 acres).

Also in Eastbourne, a terraced house in need of updating, two-bedroom 58 Sidley Road which was offered jointly with Leaper Stanbrook, went under the gavel at £182,000 freehold.

The two-storey property is situated in the ever popular Redoubt area of Eastbourne, close to the seafront, comprehensive shopping facilities and amenities.

Richard added: Our bidders could see that although the house is in need of updating it will, once works have been carried out, make an excellent home for an owner occupier or for letting to generate a good income.”

The property has good sized accommodation over two floors, has electric storage heating and double glazing, and a south east facing rear patio garden.

l Flat 18 at Greencroft in Trinity Place, Eastbourne, a balcony flat with views but in need of updating, was sold for £127,000.

The two-bedroom flat occupies part of the fourth floor of a substantial purpose-built block located just off Eastbourne seafront.

Richard said: “Although the flat needs updating, we considered that once works are done it would make an excellent home, especially with its south-west facing sun balcony with sea views.”
